Description of works

Franklin Gilmore were delighted to be involved in this residential project in Oakwood, Leeds. The house was a large end-terrace building in an up and coming sought after area.

The project involved the remodelling of a former loft conversion which did not fit within its surrounds nor reflected the architecture of the area.

The internal renovation works included works to  the existing bedrooms to the rear where a shower room was added and to the front a study and reading area was created to the head of the stairs which was opened up in the existing -roof space. The basement uUtility wWindow was also replaced to reflect the window opening aesthetics to the rear by introducing a narrower window with sliding sash.

Even though this was a replacement of the existing dormer, we still needed to  obtain Planning Permission for the replacement mansard dormer.

The Challenge

There were two main challenges here with this build.

The first most obvious being the need to work safely at height.

The second was to have minimal impact on the clients, who worked from home. Noise, draughts, safety and the mess that always comes with a build…these were all considerations that needed managing and minimising for the duration of the project to mitigate the impact of the building works on the clients.

The solution

The project was delivered to programme over 3 months.

We were and more importantly the clients were delighted with the end results – a family home with more usable space and a remodelled loft that complements the architecture of the surrounding buildings.

Franklin-Gilmore gave me great confidence at every stage; there was a clearly a wealth of prior experience being brought to the table and this played out in all aspects of build. The design work and obtaining the requisite planning approvals were expertly managed, and the actual build brought together some amazing craftsmen whose dedication and attention to detail surpassed expectations, the results are very clear to see. The entire process from design concept to final delivery was smooth and painless, and I have to mention that over and above the technical professionalism and expertise Franklin-Gilmore delivered, they were a real pleasure to work with on a personal level, a great team capable of doing great things.
