Description of works

This project comprised a private eight-bedroom care home to be built on the site of a former public house in Allerton, Bradford. It was won through competitive tender for a repeat client.

Franklin Gilmore were the principal contractor on this project. The client had applied and received Planning Permission.  As D+B Contractors we took on the design development progressing the construction, detail and obtaining statutory consents.  Our in-house design manager co-ordinated the Design Team to ensure buildability and more importantly that it was deliverable within the programmed construction period.

Ancillary accommodation to the eight bedrooms with en-suites being a reception, open plan kitchen/dining room,, sensory room, assisted bathroom, laundry and lounge which opens onto an outside balcony with spectacular south views over Thornton Road to Clayton on the opposite valley side. 

The whole building  is light , airy, homely and inviting to ensure the best possible surroundings for residents, visitors and staff.

The Challenge

The challenges on this project came immediately. The public house  had been demolished, the site had to be cleared of the demolition arising and had to regrade the site for the new building which included the removal of the remaining foundations. There was underlaying bedrock.  The site investigation recommended piles, however the ground strata suggested that we should look at traditional foundations founded on the bedrock. This meant reviewing the design with the structural engineers for a traditional solution albeit we had to carry out deep excavation for the trench fill footings.

The solution

This was the ninth care home commissioned by Horizon Healthcare Homes Ltd, and one of the most challenging. It was an eight month build in total, despite the extensive groundworks the scheme came together within budget and on time.

To celebrate the completion of the building we set aside one of the large pieces of rock from the excavation to use as entrance feature with corten lazer cut name plate.

The first residents are due into Roxburgh Lodge by the end of 2020. We feel honoured to have delivered such an ambitious project in such a rewarding sector, and are certain that the lives of the residents will be the better for the homely nature of the building.
