Description of works

Franklin Gilmore undertook a large extension comprising garage master bedroom two-storey extension with a single storey wrap-around extension to the full width of the rear and side elevations. We achieved the client’s aspiration of adapting and extending the house to suit the family needs by creating more space for the children and a retreat for the parents by providing a family centred heart to the house, being the open plan kitchen, dining, living space, with quiet lounge, study and master bedroom with en-suite.

The open-plan kitchen/ diner/lounge with bi-fold doors look out onto the rear garden.

The first-floor master bedroom was linked too, and accessed from, the existing staircase which was opened up to introduce natural light into the central stair area by means of a rooflight in the extension roof.

The extension benefitted from underfloor heating being added throughout, this large-scale refurbishment took 8 months in total to deliver.

The Challenge

In addition to the contracting role, Franklin Gilmore also took on the Architectural Services for the project post Planning/Tender. During initial site investigations we found that the Approved Planning drawings placed the foundations over an existing drain run.  To rectify the issue in the quickest possible timeframe the client appointed Franklin Gilmore to redesign, reapply for Planning Permission and obtain all necessary approvals.

Franklin Gilmore pride ourselves on our credibility and accountability. We are exceptional at being able to engage and communicate with our clients, and this was clearly a project that was going to draw on that quality. We knew that the solution would come in the form of a professionally delivered project, underpinned with trust.

The solution

We felt that we had empathy with our clients right from the off. We knew that we had to deliver this job in the minimum amount of time; after all this was a working family home (with two lively children) that was going to be without a kitchen for a potentially four months…that’s a lot of takeaways!

However, the relationship we developed was key to the success of the build, and as we look back, we recall a few ‘project meetings’ with the clients in the pub to discuss finer details.

We are really proud of the finished build. This is an impressive house that needed a great finish and attention to detail, which we strive to deliver on all projects.
